State program "Affordable Mortgage" starts in Ukraine

Since the beginning of October, a new affordable mortgage program has been launched in Ukraine, which the Cabinet of Ministers announced a few weeks ago.

“Mortgage is available” is a state program with the help of which citizens will be able to obtain a mortgage loan on preferential terms. UNIAN writes about it.

The Affordable Mortgage program will work from October 1, 2022 for four categories of citizens. The first is contract military personnel and employees of the security and defense sector. The second category is physicians. The third is teachers and pedagogical workers. The fourth category is scientists, - said Prime Minister Denis Shmihal.

The mortgage rate for all these categories of citizens will be 3 percent. Mortgage term - up to 20 years. The minimum down payment is 20 percent of the cost of housing.

Starting next year, the program will start working for all Ukrainians who need to improve their living conditions. The rate will be preferential and will be 7 percent per annum.

Within the framework of the "Affordable Mortgage" program, it will be possible to purchase housing up to 52.5 sq. m of total area + 21 sq. m for each next family member. That is, a family of three can expect to receive a mortgage for the purchase of an apartment up to 94.5 square meters, and a mortgage for an apartment up to 52.5 square meters will be available for one person. m. If a person wants to buy something larger in area, they will have to pay extra for it on their own, - UNIAN journalists write.

The authors of the program assure that Affordable Mortgage will definitely not help people who want to buy a penthouse in the city center: the program does not apply to elite housing.

At the same time, the cost of housing should not exceed the estimated value determined by an appraiser or a bank employee. The cost of 1 square meter should not exceed the indirect cost of the structure, determined by the Ministry of Regional Development and increased by 2.5 times for regional centers, cities with a population of more than 300 thousand people, at a distance of up to 15 km from Kyiv, 2 times - for cities with a population of 100 - 300 thousand people, 1.75 times - for other settlements, UNIAN journalists reported.

Housing will be insured against the risks of accidental destruction or damage for the full estimated value. It is also reported that mass mortgages will be digitalized, and it will be possible to apply for a loan through the Diya portal.
